The company provides it as a platform for establishing contacts between two parties: landlords (home owners, landlords) and guests (tourists, tenants). Airbnb charges a percentage on both of its services. Each of the registered users can be verified using identity documents.

The hosts place advertisements on the website about the delivery of their housing, and the guests choose the desired option from them and book. Payment is made through the Airbnb website. The rent is credited to the landlord's account after 24 hours. after check-in. Airbnb periodically offers various discounts and coupons to users. Due to their rent can be reduced.

What accommodations can I find on Airbnb?

Almost anything – rooms, apartments, bungalows, villas and even tree houses! It usually takes from 30 minutes to an hour to search for an accommodation option in one city – I look at photos of apartments, read reviews of “former” ones (I also translate foreign languages). I also compare prices with RoomGuru – it happens that the good old number in 3 stars also wins.

Booking apartments and apartments on airbnb.ru

Note: and if not the first, then here's a life hack – register a mom / dad / friend (remember that the bonus is not entered, but is automatically credited when you click on the link), and the discount coupon will work again.

After the usual RoomGuru or Booking, at first glance, the service may seem a little more complicated. True, in reality everything is quite intuitive and understandable: it takes five minutes to understand how the site works.

How to use the Airbnb.ru housing search site?

View from our apartments in Phuket – 650 rubles / day

Step 1. Apartment reservations are available in almost any city in the world. To do this, set the parameters you need on Airbnb:

city

dates (from 2019 the numbers drop out along with the cost – convenient)

and the number of people by clicking “apply” and then “housing”

and here they are – all rental options for your dates, from a luxury townhouse in the center to a bum-style tent by the lake (I told you, for any wallet?).

What filters are there?

The type of housing (whole housing, private or shared room) – I usually don't choose anything here, I'm guided right away by the ads. You can slap, for example, the first option, and the house / apartment will be completely in your – temporary – possession

Price – you can choose the border amount that you are ready to pay per day (from 0 to 50,000+ rubles)

Book instantly – see one step below

Trip type (for families / business trips) – in my opinion, the filter is not quite relevant, because a more interesting and cheaper option can be found just in the tape

Others – if necessary, indicate the number of bedrooms, amenities, area or tick the box “unique housing” (a cabin in the woods, a yacht or a houseboat?)

Step 3. Studying housing – a short algorithm is as follows:

look at prices

we determine the location on the map on the right (when you hover over the ad, its price tag is highlighted on the map)

we open several apartments we liked

read reviews

When you click on a property, you can see detailed information about the rules / conditions of residence, photos of rooms, reviews from travelers and the owner. I advise you to CAREFULLY go through literally each letter. The site works in Russian, so there is also a magic button “translate”. Pay attention to the “Amenities” section. It happens that the owners also include breakfasts – they are quite simple, but still nice. Plus, it saves both time and money.

Our NYC (Brooklyn) apartment for $ 67 / night for two has a robot, fireplace and even a movie theater.

My advice on how not to fly over and overpay:

I never choose apartments that have no reviews or a small number of them (2-4). Although I admit that everyone starts with something, and that cool loft with zero responses in a month or two will become a super-sellable offer. But I'm probably going to step aside.

UPD: I changed my mind and now I am looking at the “new items”. And all because they sometimes offer a 20% discount to the first 3 guests. I have already booked this twice, and successfully!

Of the whole bunch of rave reviews, I mark those that are automatically generated by the service “The host canceled this reservation …”. This means that the owner canceled the reservation so many days before the arrival of the traveler – if there are 3 or more, I pass by.

An important factor is the frequency and response time of the host (can be found below the reviews). They demonstrate the attitude of a person to Airbnb – scores or is really responsible.

Above the red button “Request a booking” there are several lines that add up to the final cost, but these are not always specific:

Cleaning fee – see no need if I am going for 3-5 days or even a week. In principle, it is not large – up to 2,000 rubles for all accommodation

A weekly / monthly discount is your favorite. If you book an apartment for 7 days or more, then some hosts discard 10-15% of the price, and if for 3-4 weeks, then the discount can go up to 30-40%! That is why Bali cost me 400 rubles per night.

And someone introduces a deposit for the safety of property. You can find out about this in the “House Rules” section, expanding them completely. It is interesting that it is not debited or frozen on the card when booking (and even more so, it is not given to the owner in cash). If the owner complains about the damage after the checkout, Airbnb reviews the claim (of course, with your participation) and issues a verdict – pay the amount or forgive. I haven't had any experience with collaterals yet.

Do not click on “Request a booking” right away. First, write to the landlord (in the “Host name” section, the “Contact” button): ask something about the apartment or just mention how you liked the option. But be sure to check if the desired dates are free – the calendar can junk. Plus, it saves you money from sneaky instant bookings.

What is instant booking? The host has set up an automatic booking confirmation, not a manual one. Accordingly, the money on the card is frozen right there, without waiting for the final word from the owner. In fact, this is a convenient option, and overlays (cancellations) are extremely rare. The red “Request booking” button is normal, and the “Reservation” button is instant.

Review the cancellation policy. Flexible, moderate, strict – the amount that will be returned to the card depends on them if you decide to cancel the apartment.

Step 4. After your request, the host has 24 hours to accept or decline the reservation. In case of a positive outcome, payment is made, and airbnb.ru opens access to all information about the accommodation – the exact address, telephone number for communication.

What to consider in terms of finance (how payment is made):

Airbnb charges a commission from 10 to 15%, the amount of which depends on the cost of the reservation

Payment ~ always goes in rubles ~, not in dollars and not in euros, even if the cost is indicated in those currencies. And it's better ~ use a ruble card ~, in order to avoid frantic conversion

If you select “Share payment with friends”, your friend will not be able to pay with bonuses. They can only be used by those who book accommodation.

Step 5. Wait for the trip and contact the host the day before to clarify the details.

For the first time we decided to try expensive housing on Airbnb – an apartment with a view of Manhattan cost 20,000 rubles / night for two (they took it for 2 nights)

How do I contact Airbnb?

Before booking, for all questions, write to the support www.airbnb.ru/help. Unfortunately, it will not work to make a call, they simply do not have such an opportunity.

If you have made a reservation and you need to contact, find the letter in the mail “Your reservation is confirmed”. At the very bottom there is a red button, go to the Help Center, flesh out the problem. You will be offered to write or call their Russian-speaking support service (the number is free). Note: this very Russian-language support is often busy, there are few operators, so they throw it on the English-speaking one.

What happens if a booking is canceled?

Canceled by host: Full refund or bank transfer to another booking. If you canceled: full / partial refund (subject to conditions).

If you choose accommodation with flexible cancellation, then there will be no problem. Always pay attention to this. In January 2018, we canceled our booking in Thailand – the money was returned to the card within 2 days! Important: the refund is made to the card that was indicated at the time of booking.

By the way, if you are traveling only to one country for a week or 10 days, then I advise you to look at the cost of tours, it often happens that they are more profitable than an independent trip (applies to countries such as Thailand, Spain, Greece, Tunisia and other popular destinations):

Travelata

Level.Travel

I also recommend looking for travel insurance on proven services:

Cherekhapa

Sravni.ru

How to make money on Airbnb?

Property owners can sign up on Airbnb to rent out an unused portion of their home – an entire apartment, house, or a private room. The service provides an opportunity to communicate with potential tenants and tell them about the living conditions.

The cost of the service is set by the owner himself. You can set the price that you consider appropriate, or discuss with the potential tenant his ability to pay.

Airbnb is not for renting cars, yachts, or commercial spaces. All this will help you decide whether this housing is right for you or not.

When you find a suitable option, click the button “Contact the owner” if you want to ask something more, or “Book” if you are ready to pay the fee right now.

How do I list my place on Airbnb?

Renting out an apartment on Airbnb is a little more difficult than renting. Go to the main page and in the top panel click the “Host” button. The service will briefly tell you about the security policy, insurance conditions, etc.

Enter the name of your city, the type of living space and the number of people you are willing to accept, and you will find out how much you can approximately earn per month from renting out your home. Click “Get Started” to submit your proposal.

Registration can be done through your Google account, Facebook or by email. It is necessary to provide comprehensive information about the rented space: type (apartment, detached house, etc.), exact address, number of beds and bathrooms, availability of equipment, household items, etc. Prepare a few photos.

You can specify the days on which you are ready to receive guests: for example, only on weekdays or weekends, only during certain periods, etc. People who look for housing at an inconvenient time for you will not see your offer in search results.

Why verify your profile

The fact is that AirBnb works with individuals in private, that is, they do not have any legally binding agreements with apartment owners, these are not hotels. Thus, if the owner throws you in any way, then you will not be able to influence this in any way, you will only have to rely on the technical support of AirBnb, which, although famous for its responsiveness, does not always meet halfway, especially if your account is unverified.

Thus, AirBnb acts as an intermediary transferring your money to the landlord, which can be both a plus and a minus for you. Plus – an intermediary can somehow help you, negative – doing everything through an intermediary, you do not see what the owner is.

Verification is a kind of guarantee that you and the owner of the apartment are real people. Therefore, it is better to rent accommodation from hosts with verified accounts, and it is advisable for you to confirm your profile, it is not so difficult.

My verified and completed profile

Booking process and nuances

I will immediately give a link to 4 life hacks, be sure to read how to book with a discount. Everything is easy there, remember and then you will already check everything on the machine.

We are looking for accommodation in the right city and for the required dates. Be sure to indicate the number of people, because different housing is tailored for a different number of beds, and sometimes more people do not increase the price. You can also choose additional filters for your search. Just in case, I'll leave a link here, to my selection of unusual housing, really interesting options, they can be in themselves, like an attraction.

Looking through the search results, we go to the pages of housing descriptions and read the information and services provided. Is there internet, is it possible with children, is it allowed to smoke, is it suitable for people with disabilities.

We check if the account of the owner of the property you have chosen is verified. If so, that's good. If not, then your cooperation with him is more risky, because you may stumble upon a scammer. I personally am not particularly worried about this, I would rather trust the reviews more, but this is not advice.

Do not forget to read the reviews about the owner, and if they are not there, then it may be worth looking for another apartment. Alternatively, in the absence of reviews, ask the owner more in private messages. In general, it is better to have at least one thing, or reviews, or a verified account.

After checking whether the account is verified or not, reading reviews, we write off the owner via private messages in the service to ask additional questions. This is very important, because already at this stage you need to understand whether everything suits you. Remember, it is useless to find out contact information in the correspondence, the system will not let them through.

Be sure to read the specific accommodation cancellation policy. There are “Flexible”, when the entire amount is returned minus the Airbnb commission, and there are Moderate, Strict, Super Strict, etc. In the latter cases, the refund is partial or nothing is returned at all.

After making a decision and agreeing with the owner of the readiness to accept you, we send a booking request. At this stage, you will need to specify your bank card details or your PayPal.

After confirming your request, a withdrawal will be made from the card and you will get access to the contact details of the landlord. You will receive an email “Reservation confirmed” with the owner's phone number and address. If something is not clear, write private messages to the owner through the service. By the way, the money will go to the owner's account one day after you move into the house.

Accommodation search results in Paris

Additional filters can be selected

Choose the accommodation you like and go to the description page

Next, we look at whether the profile is confirmed and whether there are reviews

Here, for example, there is nothing at all, there is little trust

Booking request with credit card details

After booking, a similar letter with the owner's data comes to the mail

As you can see, everything is similar to booking a hotel through a regular booking system (how to use Booking), only you need to pay more attention to assessing the reliability of the owner, I'll tell you why below.

For long-term rentals (week, month), there may be a discount (indicated directly on the housing page), but not all owners offer it. Alternatively, first stop by for a couple of days, see if everything suits you, and already negotiate directly with the owner about a long term. True, one must take into account that if housing is popular, then it may be occupied on the days you need.

By the way, some embassies accept reservations from Airbnb for a visa, for example, I provided such a reservation for a visa to Poland.

In which language to fill out the profile

The official language of communication on airbnb is English, so it is advisable to fill out your profile in English, and in case of difficulty, use a translator. The name and surname must be written as they are indicated in your passport (this is useful for visa documents). To understand how to better tell about yourself, look at the profiles of other users. In the example above, my husband's airbnb profile. We travel abroad and across Russia, so the text is written in two languages.

Profile Tips

Photography. Your photo must be real (not a photo of an animal or a landscape). Smiling faces look good, not passport photos. Think about what kind of tenant a typical owner wants to see: neat, friendly and adequate. For the main photo, it is advisable to choose a clear, large photo without sunglasses – this will make it easier to verify your airbnb profile. You can add multiple photos and record videos.

Indicate the profession. An indication of a serious profession, such as a doctor, makes a good impression. But there is no need to invent anything, because every person has something interesting besides work (family, hobby), write about it. The main principle is short and optimistic.

Recommendations. To increase the credibility of their profile, new members can ask their friends to write them a recommendation. The friend that recommends you must be registered with airbnb. UPD: You can no longer add recommendations. If you have already received them, they will remain in your profile.

Particular attention to filling out your profile should be given to young people 18-25 years old. Many landlords are reluctant to rent out their homes to students and young people for fear of inappropriate behavior and harm. Choose a photo and write the description as if you were preparing for a job interview or meeting with your partner's parents.

The profile does not show e-mail addresses, site names and phone numbers, so do not write this in the story about yourself, but fill in the contact information fields when registering.

Requirements for the lessor

Airbnb does not make strict requirements to the owner – “you get through, but you don’t”. With the exception of proof of identity with a document and photo and normal conditions in the advertised housing.

There is, rather, an unspoken list. Not everyone will fall under the points, if only because:

The owner must be adequate. And also to know what hospitality is and how cleanliness smells and looks. And no attitudes in the spirit of “I do not hand over to students / single men / young couples.”

Airbnb came from the west. This means that there is no discrimination and harassment – his main motto. Seriously, the host can NOT refuse a reservation because the guest is foreign / black / Chinese / gay.

More precisely, maybe. But if applications are rejected often and without fundamental reasons, the account will be looked at from the top. And, possibly, they will block.

An even bigger sin is the cancellation of the reservation by the host. That is, when everything is confirmed, and the tourists are anxiously waiting for the trip, and you tell them in a week – “oh, sorry, I didn't want to rent something.” You will normally be fined that way, see the section below for details.

It is allowed to put a filter on guests “of the same sex with me” only if you rent a room or place.

Airbnb does not work in Crimea, Syria, North Korea, and Iran.

Well, and a few “you should” in the opinion of newbies, which in fact are not:

You do not have to equip your home in a way that is convenient for guests. Repainting the walls beige, buying a dishwasher, removing the winter coat out of sight. After all, this is your territory, and you share it with outsiders (but everything is within reason!).

You are not required to meet guests in person. There are a bunch of options from a combination lock to “keys from the neighbors”. But it's always nice

From the editor. We did not see the hostess in Paris. According to the instructions, I took the keys from the coffee shop opposite – from a specific barista by a code word.

How to communicate with guests?

Friendly and timely. The main rule is to always be in touch. It is very important.

After confirming the reservation, your phone number will be available to the tenant. You can continue to communicate through Airbnb messages, you can go to WhatsApp / Telegram.

Tips for hosts from my practice:

Make it clear immediately if you will meet at check-in.

If there are three guests, and you provide a large bed and a folding bed, ask if any of them are comfortable sleeping together (ohh, if you only knew how inattentively they read the ads …).

Get ready for the question “where can you go?” I explain in words, someone writes a welcome briefing.

Leave some yummy. I have this chak-chak. Guests love this, and if any shortcomings come to light, they will be more indulgent towards them.

Repeat to yourself that there is something good in every person. Careless and rude guests who blame you for their mistakes do happen, but most are polite and adequate. Some leave behind perfect order and cleanliness.

From the editor. I confirm that my personal rule with Airbnb is to wash the dishes, throw towels and bed linen into the washing machine (or put them in a pile), take out the trash when checking out.

Apartment security

Pah-pah-pah, I have no incident. Although I was afraid that something would be stolen. For the first time, he took everything from the house. But then it became easier to relate and hide only the most valuable. Nobody took out the TV. Worried about breakdowns. Maybe I'm lucky, but the people were very adequate and friendly.

How does Airbnb protect the owner?

Review system – you can examine the guest's account inside and out.

You can filter for residents with ID only or with good reviews.

Guests must agree to your policy before submitting a request. And in case of violation, you cancel the reservation without penalty.

No invalid or empty bank cards – starting from the day of booking, Airbnb himself keeps the guest's money in the hold and transfers them to the owner after check-in.

You can set a bail if you do not need risks. It is not frozen on the guest's card and is not given in cash. But it will be charged if you contact the Problem Resolution Center with a valid claim. I know people who conclude a contract with tenants.

And even if you did not enter the deposit, but something was broken / spoiled, you have 2 weeks left to write to that Center. Debriefing will begin, the court of all Airbnb – and they will issue a decision whether to fine the negligent guest or it is easier for the service itself to compensate for the damage.

By the way, in nature there is, as it were, apartment insurance from Airbnb. But someone told me that it doesn't work in Russia. Therefore, I did not go into details.

My advice to future owners – pros and cons

So, I will summarize. Based on my own airing practice in 8 accepted bookings and shoveled forums:

A nice first photo – the main thing in your ad – is important. It sets the visual tone and whispers in the guest's ear “click!” or “let's move on.”

Keep check-in instructions as simple as possible if you don't meet in person. Here's how for children – with an explanation and pictures of the door, entrance, etc.

Observe the frequency and speed of responses. Answer everyone and accept / reject requests within 24 hours. Download the Airbnb application to your phone.

Don't forget about the period between confirmation and check-in of the guest – stay in touch. And in the process of living too.

Cleanliness is the key to success. Brief and informative.

I am not against housing or a room with basic “filling” – a window, a bed and a mini-wardrobe. But the order must be impeccable! Fresh linen without hair, towels, no dust. For cleanliness alone, I'm ready to give an excellent review.

If you provide kitchen use, keep salt, pepper, and sunflower oil. To some, this will seem a huge plus.

Like me. I love it when there are such household trifles. You can stir up dinner too.

Try to ensure that the declared services are of high quality. Is breakfast included? In an apartment for 5000+ rubles, cheap cereals look strange (but bagels and curd cheese are great). TV with Netflix? Well, then the Internet shouldn't be dumb-free.

Be sure to indicate whether you need to climb the stairs, whether there is an elevator.

Has the apartment changed? Let future guests know in the announcement and notify those who are about to enter.

In Barcelona, I booked a room with a panoramic view of the Sagrada Familia. Upon arrival, I admired the blackout curtains – the workers were updating the facade of the house.

All people are different. Do not be disappointed in the Airbnb community if for 10 good tenants there is 1 of the kind “oh, sorry, I lost the keys, but here's a negative review for not helping me find them at 3 am.”

Apartment rent taxes

This point Airbnb proposes to find out independently, I quote, “in the local administration.” Politely hints that you can register as a self-employed or individual entrepreneur

Most Russian Airbnb Schnicks do not pay taxes. The bank does not transfer information to the tax office until an official request arrives. But he may be interested, especially if there is a lot, in currency and constantly. In short, at your own peril and risk – there is no universal answer.

Is it possible to rent on Airbnb if the apartment is on a mortgage? Remove the “on Airbnb” part and read it again. Of course yes. The service does not even ask the owner whether you are or not – sublease thrives only this way

How to meet Airbnb guests, what to offer them?

The most important thing for European standards is fast wireless Internet, free parking spaces near the house, punctuality and perfect cleanliness.

Guests can book my apartment instantly, without asking any questions, or they can send a preliminary request. The host sets up the “instant booking” function at will. In this case, you need to very carefully monitor the arrival of new messages and synchronize all calendars in time, especially if the apartment is also rented through other resources.

I try to respond to guests' requests as quickly as possible, usually within an hour. This is important because it is not uncommon for guests to send requests to multiple hosts.

Respond promptly, welcome guests, and then your chances of renting out your home will be high. The response rate is displayed on the host's profile.

If guests do not arrive by car, I suggest meeting them at the nearest metro station, and the apartment description contains detailed instructions on how to get to the desired station from the airport and from the station.

I offer flexible arrival times and check in both early morning and late evening. I specify the time of departure already upon arrival, depending on whether there is a reservation for the day of departure of the guests. If there is no reservation yet and it will not arrive in the coming days, then guests can check out at any time convenient for them. If the apartment is suddenly booked on the day of the guests' departure, I write messages to both of them, and we agree on a convenient time for everyone.

In the apartment, in addition to a bed prepared and made in advance with fresh linens, there are towels, bathrobes and disposable slippers, as well as personal hygiene items, up to cotton pads, tampons and wet wipes. In the kitchen, in addition to household appliances and utensils, there is always tea, coffee, sugar, salt, spices, olive oil, a bottle of drinking water, dishwashing detergent and many other little things.

For guests with small children, we offer a cot-playpen. Now the guests are checking out on their own – they put their keys on the bedside table and slam the door. I do not take a deposit for the safety of property. I do not think that someone will deliberately engage in sabotage, and I prefer to trust people. I just ask you to write me an email or SMS when they leave the apartment. Some people forget to write. But these are trifles if no new guests are expected on the same day. Nobody makes a special mess. Most Germans and British, for example, have a tendency to thoroughly clean an apartment before leaving, to leave it in perfect condition, and I am almost sure that cleaning after them will not take long. Asians love to cook, and I set aside a little more time to tidy things up.

The oddities that can happen

Once there was a case: an elderly couple from America mixed up the dates. They arrived in Nuremberg a day early and called me late at night from our airport.

And I’m expecting them only tomorrow! It is good that there were no other guests in the apartment that evening, and I settled the Americans without further ado. Don't leave people on the street! Otherwise, I would have to urgently call the support service.

The next morning was the second part of the Marlezon ballet.

An employee of our airport called me and said that he would bring suitcases in half an hour.

To me? Suitcases? Whose? It turned out that the Americans' luggage either arrived later, or they were looking for it for a long time, and the day before at the airport, the guests gave me my phone number. I dictated the address to the courier. I am writing to the guests. They don't answer. I rush to the apartment …

She met the suitcases near the house, dragged them to the door and knocked. The guests were at home, at that moment they were just trying to get through to the airport.

The next day, when they left, I found money on the nightstand next to the keys as compensation for the inconvenience.

Nothing more unusual happened this year. You already know the history of forks.

How to attract guests to Airbnb

Travelers are not looking for surprises, preferring proven options with positive reviews and detailed descriptions of accommodation. For stable and successful earnings, in addition to knowing how to rent an apartment through Airbnb, you need to take care of a good rating and reviews.

Quick tips to rent an apartment through airbnb:

Systematically fill in the calendar with up-to-date information on the dates available for booking.

Take real quality photos of your home. People write negative reviews when the reality is very different from the picture. Therefore, do not try to remove all the flaws from the photo if you are not going to fix them soon. Better to let people see them.

Take advantage of the service's advice and provide your first guests with small discounts. In return, ask them to write their positive reviews.

Always answer all questions and comments that guests leave for you. So people who are interested in housing will see that the account is active, the owner is sociable. This will increase your chances of booking in the future.

Be sure to express your attitude towards smoking. If you can smoke indoors, there should be ashtrays. If prohibited, it is advisable to indicate places nearby that are free for smoking. For example, on the balcony or in the garden, and then there should be ashtrays.

Offer to meet guests for free or arrange airport or train transfers.

Organize a sightseeing tour of the city or offer free vouchers or discount coupons for attractions (museums, water parks, etc.).

It is possible to increase the attractiveness of a rented object by posting as much information as possible about it, photos and videos. You should not mislead tourists by embellishing living conditions, otherwise you may end up with negative reviews.

You have arranged everything beautifully, described all the benefits, talked with potential customers and finally received the 1st bookings. Now you need to prepare the accommodation for receiving guests.

Preparation for renting out housing

Renting out an apartment via airbnb isn't everything. To receive a consistently high rental income, you need to properly prepare your home for the arrival of guests. P Imagine that private accommodation is a kind of hotel that must meet certain requirements.

The house must be clean, household appliances must work.

Before the arrival of tourists, you need to clean up.

You cannot suddenly change the atmosphere at home without updating the photo on the site.

It is better not to litter the rented rooms with unnecessary pieces of furniture – this will make it easier to track their availability and safety after the tenants leave.

It is imperative to change bed linen and other textiles: tablecloths, curtains, etc.

It is necessary to remove food from the refrigerator, guests are unlikely to like to contemplate leftovers from previous tenants in it.

If the accommodation provides a kitchen with a stove, then guests will appreciate the presence of salt, spices, sunflower oil and other inexpensive products that are necessary in the kitchen, which are impractical to buy for 1-2 days. Don't forget about dishwashing detergents.

You need to pay attention to the bathroom and toilet, they should sparkle.

It is worth providing guests with a minimum set of hygiene products and household chemicals: soap, toilet paper, cleaning and washing products.

Valuables should be removed from the home, tourists are not obliged to be responsible for their integrity.

Better to make separate keys for tenants.

Do not leave guests after check-in. Leave emergency contacts. Suddenly something breaks and they need help.

Try to provide travelers with as much information as possible. You can prepare a small memo, like in hotels, listing all the amenities that guests can use. These include the Wi-Fi password, instructions on how to use the washing machine and water heater, where you can park your car for free or at low prices.

Ideally, provide information on nearby attractions, convenience stores, pharmacies, recommended cafes and restaurants. Most guests will appreciate it.

It is advisable to warn the neighbors in advance that you are letting people into the apartment and leave them a phone number. To avoid disagreement in the event of excessive noise, have the neighbors call you first, and you will already reassure the guests.

Some neighbors are so careful that if they accidentally see strangers entering your place, they can call the police. This can greatly spoil the customer experience of your property.

After guests have moved out and left a review, the landlord should carefully study it and draw conclusions about what needs to be improved or eliminated in the rented apartment.

The influx of customers and high income depend on how good reviews are left by tourists about this or that accommodation.

Apartment management: meeting and seeing off the guest.

Airbnb has made it easy for both host and guest to find things and finance. But nevertheless, you still have to meet your guests. And here there are two options: either yourself (your friends or relatives) or a hired manager. Are you tempted to use the second option? However, there are some nuances here. Are you ready to issue a power of attorney for the management of an apartment by an outside organization? Aren't you afraid after some time to find your apartment in a murdered state?

Airbnb has an internal forum for landlords. In the branch in St. Petersburg, the issue with the management company is being discussed and there are negative reviews. When the management company, roughly speaking, squeezes out all the juices from the facility without carrying out repairs and other necessary things (change of worn-out linen, for example). When you take a clean, renovated apartment into the office, you can get killed in itong. Take a closer look at the question.

Sources used and useful links on the topic: https://airbnbru.ru/chto-takoe-airbnb/ https://howtrip.ru/otzyvy-o-sajte-airbnb-lichnyj-opyt-bronirovaniya-kvartir-plyusy-i- minusy / https://SetPhone.ru/prilozheniya/airbnb/ https://life-trip.ru/kak-bronirovat-na-airbnb/ https://travelq.ru/airbnb/ https://howtrip.ru/ airbnb-kak-sdat-kvartiru-v-arendu-lichnyj-opyt-hozyaina / https://life-with-dream.org/kak-sdat-kvartiru-cherez-airbnb-prakticheskij-opyt-2/ https: // livetouring.org/kak-sdat-kvartiru-cherez-airbnb/ https://sestrik.com/airbnb

Post source: lastici.ru

We will tell you in detail about the popular Airbianby service – what it is and how to use it.

[251

post-330075","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-miscellaneous
["GET
